Fresh Mawa Cake.

Kyani & Co. is the legendary Irani restaurant and bakery on Marine Lines where Parsi-Irani classics — brun maska, sali boti, khari biscuits, and the city’s most-talked-about mawa cake — are still made the same way they were a century ago. Step inside Kyani & Co. and you step into a Mumbai that almost disappeared. Founded in 1904 by Pestanji Manekji Kyani, our restaurant and bakery sits in the same Jer Mahal Building on Jagannath Shankar Seth Road — directly opposite the iconic Metro Inox Theatre — where it has served students, Parsi families, Bollywood legends, office-goers, and tourists for over 120 years.

The marble-topped tables, bentwood chairs, glass-cased mawa cakes, ceiling fans, and the unmistakable aroma of freshly baked khari, bread, and Irani chai are not a styling choice. They are us.

For generations, Kyani & Co. has been the answer to three Bombay questions: where do I take a guest for breakfast, what should I bring home for evening chai, and where do I go when I want the kind of meal my dādā used to make. Our menu is the menu of the Irani-Parsi kitchen — hearty, honest, and made to order.

“We are not a heritage theme park. We are a working bakery and restaurant that happens to be a heritage site.” — The Kyani counter, since 1904

Families visiting for the 4th generation
The mawa cake is unmatched. I have been coming here with my parents, now with my kids — same taste, same counter, same glass case.

Brun maska and Irani chai in a china cup. Non-negotiable Sunday morning. The khari is the kind that crumbles if you look at it.

Heritage you can taste. Akuri, sali boti, berry pulav — the Irani-Parsi kitchen done without shortcuts. Worth every minute in the queue.

Walked in as a tourist, walked out with a box of mawa cake for my parents in Delhi and a promise to return. The place is unmissable.
